    Maximising the value of your deck

    Adding a deck to a home is one of the most effective ways of driving the property value up - making it a more appealing purchase to prospective buyers.

    However, not all decks will make a dwelling more valuable, as Selling Homes Australia co-host Charlie Albone recently pointed out.

    "No doubt having a deck is appealing when it comes to selling a property, but the best ways to maximise profits at sale are also the best ways to maximise the use of the deck as an owner," he told Adelaide Now.

    So if you're embarking on a garden DIY project, you might want to give your deck a bit of TLC and keep Albone's following tips in mind.

    Safe and compliant

    Like your house, a deck has to be compliant with council regulations, if it isn't, it is more likely to be a hindrance for the house seller. Making sure the deck is safe, legal and usable will ensure its appeal as a feature of your home.

    Makeover

    If your deck has seen better days, you may want to give it a quick makeover to boost its appearance. If the timber is worn, you may want to invest in giving it a fresh coat of paint, oil, varnish or stain. To ensure a professional result when refinishing the decking, make sure the timber is given a good clean, and all bubbling and flaking is removed with sandpaper.

    Personalise

    Just as a room looks much better with furniture in, so will your deck. Whether it is a table and chairs, a barbecue or even some herb planters, showing prospective buyers what can be done with the space will add interest.
